mickeyphone.jpgBuilding a home is difficult when the home is in the same city or town and you can be close by in case circumstances arise that need the homeowner’s immediate attention. So when it is this difficult when the owner is nearby, it only makes sense that it’s even more difficult when trying to build a home that is located in another town, city, or state. There are things that can be done to help with this difficulty and one of the first things is to find a good architect.

The first thing a homeowner should do is to look at the website of the American Institute of Architects. From here they can search for an architect by the zip code of the new home’s address.

If a builder has already been hired, it’s helpful to ask for referrals. Referrals can also be found through friends and local recommendations. Once the homeowner has a list of names, they should ask to see the architect’s portfolio and to see existing homes that the architect has designed. When visiting existing homes, try to speak to the owners to see if they had any problems with the architect. Homeowners should also ask the architect if they have existing relationships with builders. The owner needs to be very comfortable with the architect they choose and know that the architect will help take their dreams and put them onto paper.

The architect should be local to the area where the new home will be built. These architects will understand the environment, as well as local rules and regulations that may be part of building a new home. An architect needs to know how to build in areas that may have steep hills as well as be familiar with that area’s building codes.

Making sure that the architect’s personal style is in line with the homeowners is very important when building a home. For this reason, it’s important to interview several architects and make sure that the two visions are in sync with each other.

Homeowners also need to make sure that the work of the architect is guaranteed. When one receives the set of plans for their home, it is important to understand everything that those plans entail and to make sure that the plans will be able to be followed through. An architect needs to be able to revise plans in case something comes up that poses a problem with the plans.

Architects are aware that no plan will be perfect after the first drawing. They know that the plans will need to be revised two or three times. However, homeowners need to realize that they cannot expect the architect to revise the plans time and time again, with no limit as to the number of revisions that are made. Homeowners also need to stay open-minded. Architects are generally willing to put into place whatever the homeowner wants but will let the homeowner know when something is not possible. They are not doing this to impede the planning process, only to let the owner know what will work and what will not.

It’s also important to know exactly how much the fees are for the designer and what they entail. A lot of architects base their fee upon the square footage of the house and will determine a set price before anything is started. Making small changes to an initial set of drawings is a simple process and usually won’t have a large fee attached. However, revising entire drawings can be very expensive. Getting a builder involved to help with knowing how much costs will be could be very helpful. Some architects are paid depending on how much the construction amounts are and will take a percentage of those.

To avoid any misconceptions along the way, it’s often a good idea to hire an architect that is hired by a certain builder. This can prevent many problems down the road. Often times, architects will create a plan, get paid by the homeowner, and then their work will be done. Later, when the home is actually about to be built, the builder will let the owner know that the plans are not feasible and cannot be carried out. Or the plans may not be able to be carried out according to budget and the builder and the homeowner will need to make changes to the plans themselves. Working with an architect that already works with the builder can prevent this problem from ever arising.

Building long distance can be made very simple with the technology that is available today. Homeowners can be emailed or overnight couriered any plans that have been drawn up. Digital cameras and the Internet also make communicating very easy and is sometimes easier than speaking on the phone as the architect and owner both can look at the plans and discuss them together. Initially however, it’s wise to have a meeting between the homeowner and the architect to discuss each other’s visions and get a clear picture of what should be done. Another face to face meeting should also be arranged during the planning phase so that plans can be looked at and questions can be asked in person.

Building remotely doesn’t have to be the challenge that it seems. Homeowners only need to team up with a professional architect and a professional builder that will help them think and plan ahead.

Engle Homes Announces New Orlando Communities

Engle Homes OrlandoEngle Homes will be building five new communities in Central Florida. The total number homes that will be built are 1,073. These are all part of the Engle Homes Orlando 2008 home collection. Victoria Landings will hold 158 single-family residences in southeast Orlando. Also in southeast Orlando will be Nona Terrace, which will have 276 townhouses. Three communities will be developed in southwest Orlando and those include Westyn Bay, which will hold 124 townhouses; Legacy Park, which will have 110 townhouses that will be used for short-term rentals, and the second phase of Independence, which is a master-planned community that will combine townhouses and single-family residences.

Centex Homes Orlando

According to a J.D. Powers and Associates report, Centex Homes was ranked number two in customer satisfaction. This announcement was made by Centex Homes on Thursday.

Coming just behind Pulte Homes who were ranked number one, Centex Homes had the second highest ranking for overall new homebuilder satisfaction. Other builders also made it into the study including David Weekley Homes, who ranked third; Beazer Homes who ranked fourth; and KB Homes came in with the fifth-highest ranking. The study was only for builders who were in the Orlando area and who had a total of 150 or more closings in the counties of Brevard, Lake, Orange, Osceola, Polk, Seminole, and Volusia during 2006.

Centex has also been awarded many other honours including placing the highest in fourteen of the thirty-four nationwide markets that participated in the study. Centex has also received a platinum award for excellence in customer service among many of the nation’s well-known homebuilders. Their mortgage-lending company, CTX Mortgage, also was ranked the highest in twelve out of seventeen markets.

Pulte Homes Ranked #1 in Customer Satisfaction

Pulte HomesPulte Homes has once again been awarded with the highest ranking in customer satisfaction. They have earned this honour for the fourth year in a row and this comes from the 2007 J.D. Power and Associates New-Home Builder Customer Satisfaction Study. The company has also earned the highest rankings for new-home quality, new-home design and builder-mortgage orientation. The latter three categories have been added for the 2007 study. Coming close to Pulte Homes were four other builders. They included Beazer, Centex Homes, David Weekley Homes, and KB Home.

The study involved twenty-six of the thirty-four U.S. markets and included Pulte’s brands Del Webb, DiVosta, and Pulte Homes. Pulte’s rankings were first for customer satisfaction in eleven markets, and they ranked number two in nine markets as well as ranking number three in six markets.

Pulte Homes Inc. is a Bloomfield Hills, Mich. based company and is also a Fortune 500 company. They have shares that are traded on the New York Stock Exchange. They deal in fifty-one markets and twenty-six states. Last year’s revenue consisted of 14.3 billion dollars as they delivered 41,487 homes. Over the fifty-seven years the company has been in business, they have created over five hundred thousand homes.

The president of the company, Ryan Marshall says that the company is very proud of this newest honour and that it is truly gratifying to see results for the company’s hard work.

Building a Green Home

Building Green BenefitsEveryone is going green these days and it’s no different when it comes to homebuilding. Homes take up a lot of the energy consumption being used and by micro-managing and making sure that one thinks green when thinking about the small details, this can have a huge impact on the environment, the bank account, and the health of everyone living on the planet.

One of the biggest advantages to building green are the health benefits involved. Often, indoor air quality can be much poorer than the air quality of the outdoors. This is because there are many furnishings, carpet and insulation that can release toxins and trap moisture. There are also a number of household products that can release harmful toxins into the environment. These include cleaners, aerosol sprays, and paint. Controlling these harmful toxins can be easily achieved by using green household products and green building materials. By also employing tight air-sealing methods in the home, this can reduce moisture and prevent or reduce the growth of mold and mildew. Mechanical ventilation can also be used, which combines allowing fresh outdoor air in while sending stale indoor air out.

The financial advantages of growing green are also huge. Due to the higher efficiency of heating and cooling systems, as well as the insulation packing a bigger punch, and the sealed air distribution systems green homes have in place, the amount of energy being used is greatly reduced. A green home will lose almost nothing to leaky ductwork but homes that are not energy efficient lose almost twenty percent. Not only does this mean less energy being used and more money in the homeowner’s pocket but it also means that the house will stay cooler in the summer and warmer in the winter.

In many areas of the country, homeowners are being awarded for having a green home or remodelling their home to include things such as solar panel roofs. These awards are usually in the form of a five percent discount on their utility bills. To qualify for these awards, homes must pass an inspection by an independent rater. If the home does qualify, they will receive an Energy Star certificate. Should the home ever be sold, the certificate will be transferred to the next owner. Sometimes, homeowners that are planning on building green will also be granted a larger mortgage as lenders take note of the fact that their monthly utility bills will be lower.

One of the easiest ways to ensure a home is green is to start from the very beginning by building a new home. It’s important to keep in mind that the bigger the house, the more energy and land it will consume. When deciding on the landscaping, it’s best to use plants that can be found in the area. When paving the driveway, a good option is to use a pervious material instead of blacktop as blacktop does not absorb any moisture.

Using recycled materials is another great way to achieve a green home. Recycled materials can be used for anything such as tiles that are made from glass previously used in the automotive industry or using recycled materials for the countertops, making these from recycled aluminium or paper. Carpet shouldn’t be used when building a green home as these can easily trap moisture. Using large area rugs or placing carpet squares together can both be very good alternatives to carpeting. Cork plank and bamboo floors make for beautiful floors that are very environmentally-friendly. However, also consider what it takes to transport the flooring materials from the manufacturer to the home. If bamboo needs to be shipped from China for example, the fuelling costs for transportation may not make it worthwhile.

There are many factors to consider when building green and the advantages need to be weighed against the disadvantages for every decision that is made regarding the home’s construction. This can be a little difficult as there is no set check list for building the perfect green home. It just takes some thought and consideration and carefully weighing all the options.

It’s also important to consider whether you are building from new or remodelling an existing home. If remodelling involves replacing appliances, be sure to replace them with Energy Star appliances. Also make sure that any product that is used has a very low VOC count or none at all. VOC’s are Volatile Organic Compounds and are gases that are released from products such as paints, aerosol cans, and cleaning supplies. The concentrations of these substances are much higher indoors than out and can be very detrimental to people’s health.

Also when remodelling, keep in mind the date that the house was built and search for lead and asbestos before any construction is started. Tearing down things that contain these harmful products releases many toxins into the air. Any gas appliances should also be checked to ensure that they are not leaking any gases and any HVAC systems that are more than fifteen years old should also be checked. A new HVAC system should be SEER 13 or higher.

Insulation is also very important when building or remodelling. The insulation used should be very good quality and spray sealant should be used as this allows for insulation to be placed in every crack and will prevent things such as mold and moisture from building. Good quality windows are also important when considering insulation for the home. Windows are rated according to their insulation values and should be checked before making any purchases.

It’s also a good idea to use a tankless hot water heater. These provide hot water on demand, instead of the hot water tanks that provide hot water constantly and this is a huge waste of energy. Solar panels on the roof, or an entire solar roof, will also make the house very green as well as save the homeowner on utility bills.

Considerations when Building a New Home

Orlando New HomeThere really is nothing like moving into a new home where nothing has been used and there is no redecorating that needs to be done. A home that is one hundred percent, truly and only yours, brings about a feeling like no other. However, there is much more to building a home than some might think. Below are a few key things to keep in mind when building your dream home.

Consider very carefully where the home is going to be built. Check to make sure that any lots that you are considering building on are actually zoned for building. Although the real estate agent or the seller may tell you that this is not a building lot, this is not their responsibility so if you don’t check it out for yourself, you could end up with a lot that you can’t do anything with. If the home is close to many vacant lots, there could be a commercial site or a school going in. Not only will this be messy during construction but it will also make the area one of high-traffic once you are settled in your new home.

Building codes are extremely important when new construction of any kind takes place. Again, it is the new homeowner’s responsibility to ensure that any codes are met and even go above and beyond the requirements. Such codes could include floodin and hurricanes.

Make sure that you understand the costs of insurance and property taxes. Don’t rely on real estate agents and construction workers to give you proper estimate to how much these costs will be. Property taxes on a vacant lot will be much less than that of the actual taxes after construction has taken place. To find out these costs for yourself, talk to the local tax collector’s office and they will be able to give you a better estimate. Also make sure to contact an insurance agent to make sure that you will have all the coverage you need for flooding, hurricanes, earthquakes, or any other factors that you may not have considered.

One of the most important aspects of building a new home is selecting the builder. This will probably be one of the most important decisions you make as you will be interacting with the builder often, and they are responsible for getting the project done on time and within budget. The builder is also responsible for hiring any sub-contractors that will be working on the project and if the builder doesn’t pay them, the onus is on the owner. When selecting a builder, ask for many references and contact all of them to make sure you know what working with that particular builder entails. Also ask to see some of the homes that they have constructed.

Any time one works with a sub-contractor, there is risk involved. This is because they will place liens on the property to make sure that they get their payment. If the sub-contractor does not get paid by the builder, you will be responsible for paying them, even if you have already paid the builder. Make sure that any time a sub-contractor is paid, the release the lien on the property.

Don’t only choose a lender carefully but know your options when entering into any financial arrangement. When lenders grant a construction loan, they pay the builder directly with a number of “draws” at set times. This means that the homeowner has no control over when the builder gets their money and payment cannot be withheld if the owner is unsatisfied with the work. Here again it’s very important to choose a lender carefully and ask lots of questions and for references before settling on one.

If the homeowner decides that they would like the option of withholding payment, finding another way to pay may be an option. This could include a home equity loan or a line of credit. If the owner decides to go this route, it’s very important that they be aware that this involves a much more hands-on approach to all aspects of building.

A very attractive option may be an end loan which are sometimes offered by larger building companies. In this instance, a homeowner does not pay anything until construction has been completed. The customer is then paying only for the home without having to worry about paying for construction along the way. Another advantage to these loans is that the interest rates are very often lower than those of regular construction loans. One disadvantage is that an arbitrator or mediator is sometimes needed if the homeowner is dissatisfied with the finished work.

Flexibility in a lender is also very important. If the loan documents state that the project must be finished within twelve months, this will mean that the loan will be interest only for the first twelve months and will then convert to a regular mortgage. If there is a delay the homeowner could end up paying more than they need to. Before entering into any agreement, you should ask what the options are for extending the construction loan should the project take a little longer than expected and what fees there are attached with that. If the fees are too high, it’s worthwhile to switch to another lender.

Also be sure to watch for any hidden fees that the lender may be charging. Quite often, the lender will want to inspect the site before handing out another draw. There are a few ways to manage these fees. One way is to carefully inspect the draw and inspection schedules and make sure that there are not more inspections than there are draws. Another way is to try and get a couple of visits consolidated into one.

Also look at the structure of the loan. After the house is built, the construction loan will convert to a regular mortgage. However, the mortgage structure needs to be decided on before the house is built. This can raise many other concerns, which will need to be discussed with the lender.

You may also want to consider buying a spec home that is already built. This can save a lot of headache during the construction process as you will not be a part of it. There are many newly built homes that are sitting empty and waiting to be sold. Finding one of these can give you your dream home without any nightmares.
